Terms & Conditions of Rental

Southern Fleurieu Realty are the booking agents only. The presentation of the property is at the owners discretion and is not the responsibility of the booking agent. Any dispute or dissatisfaction is between yourselves and the owner, we will forward any correspondence on your behalf. We will however make every endeavour to ensure the best possible presentation of the property.

All tenancies are subject to the following terms and conditions.

The number of people staying is not to exceed the number shown in the brochure or the Internet (includes any children). Your tenancy will be terminated immediately if this limit is exceeded and any bond paid shall be forfeited to the Landlord.

All homes are self-contained - Tenants are to supply all Linen - Sheets (Top & Bottom Please), Pillowcases, Towels, Tea towels, Bath mat. Please bring plastic sheets if necessary for toddlers. Remember toilet paper, garbage bags, detergent, general-purpose cleaner and torch for late entry.

No pets allowed (unless by prior consent) If we receive a report of unauthorised pets on the property your tenancy will be terminated immediately and any bond paid shall be forfeited to the Landlord.

Caravans or tents are prohibited.

All homes are on septic systems - It is important that no foreign objects are flushed down the toilet. If a plumber is required and the tenant is found responsible for blockage, either from foreign any objects or overloading, all repairs will be at tenants expense.

Any damage to the property or goods and all breakage's are to be reported and paid for by the Tenant.

Tenants must remove all rubbish from the property. Rubbish collection is Mondays at Carrickalinga, Wednesdays at Normanville. (Public holidays may vary this by one day) If your departure does not coincide with rubbish collection you are responsible for taking rubbish to the dump or with you.

Any Tenant items left at the homes will be retained at this office for collection for one month. After this time they will be disposed of or donated to charity.

Filling the Gas bottle for the BBQ & Wood for the fire are consumables and the responsibility of the TENANT.

All tenants are to leave the property thoroughly cleaned or pay the cost of a cleaner. Rates for cleaning can be obtained from this office.

Half of the total rent is payable within 7 days of making the booking. Failure to do so will mean the booking is unconfirmed and another booking may be taken.

FINAL PAYMENT IS DUE 30 days PRIOR TO OCCUPATION.

All cheques to be made payable to: SOUTHERN FLEURIEU REALTY TRUST ACCOUNT.

Keys may be collected between 2.00 to 5.00pm (4.00pm Weekends) from our office. Alternate arrangements may be arranged, if booking is fully paid for. Please advise if you are going to be late.

Keys to be returned to the office by 10.00am. (Unless by prior arrangement for weekend booking departure time of 4.00pm) If office is closed please drop keys through letter slot.

If a booking is cancelled within 60 days of the tenancy, payments made are non-refundable unless the premises are rebooked. A service fee of $50 will be charged for all cancellations or transfers.

Weekly bookings are usually Friday to Friday in summer school holidays. A minimum of two nights booking is required.

Bonds will be refunded following checking of the property and at the discretion of the agent in all things.
